Our most popular option for total peace of mind, especially during the winter months.

- Plumbing & Leak Detection: Inspecting under sinks, around water heaters, and behind toilets for any signs of moisture or frozen pipes.
- Appliance Check: Ensuring refrigerators and freezers are functioning and sumps pumps are active. Environmental Health: Monitoring for unusual odors, humidity levels, or signs of mold.
- Internal Pest Check: Monitoring for signs of unwelcome guests.
Essential Home Watch (The Core Checks)
These are the standard "eyes on the ground" services included in your regular visits.
- Security Sweep: Ensuring all doors, windows, and sliders are locked and checking for signs of forced entry or vandalism.
- Systems Monitor: Checking the HVAC (heating/cooling) settings, water heater status, and electrical panel for tripped breakers.
- Plumbing Protection: Flushing toilets and running faucets to clear stagnant water and prevent seal drying; checking under sinks and around appliances for leaks.
- Environmental Control: Monitoring for signs of mold, mildew, or unusual odors caused by humidity or pests.

- Pre- & Post-Storm Inspections: Checking for downed trees, roof damage, or exterior flooding immediately following Maine’s heavy storms.
- Winterization Support: Checking that pipes are protected and heating systems are functioning during sub-zero temperatures.
- Waterfront & Dock Monitoring: Visual checks of docks and shoreline erosion (especially during ice-in/ice-out).
- Vehicle & Toy Maintenance: Periodically starting cars, boats, or UTVs and checking battery tenders to ensure they’re ready for your next visit.
Concierge & Keyholder Services
- Contractor Liaison: Meeting service providers (plumbers, internet tech, etc.), staying on-site if requested, and securing the home afterward.
- Arrival & Departure Prep: "Grocery & Glow" services—stocking the fridge, adjusting the thermostat, and turning on lights so the home is welcoming the moment you arrive.
- Package Management: Bringing in mail and packages to avoid the "nobody is home" look.
- Concierge Service: Groceries delivered and shelves stocked. Setting up rooms or turning on lights for your arrival.
Which plan is right for you?
Many of our clients choose Exterior Only during the spring and summer and upgrade to Full Interior from October through April to protect against the Maine winter.
